New homes and a new school are among the handful of development projects currently underway in Ward 10. At the start of the second quarter of 2024, I am providing a high-level overview of these projects and their current status going through the City’s planning process.

 

Mattamy 5150 Ninth Line Phase 2 – Mattamy has obtained rezoning and subdivision approvals. The Site Plan application is currently under review and approval is expected to be issued before summer with construction expected to take place during the summer construction season. Phase 2 is the small section at the westerly edge of the neighbourhood. This was not included with Phase 1 initially because of an outstanding easement with the Province’s Transitway along that corridor that needed further review. Phase 1 is already in the occupancy stage for some homes as others around them are being built.

 

Branthaven Ninth Line – After the official plan amendment and rezoning applications were approved last year, a second submission of the H-OZ (Removal of the Holding Symbol) file is currently being reviewed by staff and not yet approved. This file is to address technical requirements such as a development agreement. The applicant has submitted for a pre-application meeting for the site plan which will be applied for after the H-OZ application is complete.

 

Your Homes Ninth Line – The Official Plan Amendment (OPA), rezoning and subdivision applications are currently under review and not yet approved. The City continues to wait for provincial direction on the Parkway Belt lands, which is required before a recommendation can be brought forward to Council. In the meantime, interim solutions are being explored with the applicant, including continued work on resolving various technical issues associated with the site.

Mattamy Derry-Britannia – Following the approval of the rezoning applications, Mattamy is working through conditions of subdivision approval and undertaking some pre-construction related site works on the property through the spring and summer months. The City will be likely be bringing forward zoning by-laws to Council in the fall.

Greenpark/Armland – Lisgar Drive – An initial development meeting for this file occurred earlier this year and after some communication regarding a few technical issues, the City is awaiting the formal submission of the rezoning application. When the application is officially submitted, a notice will be posted on the property and sent to the surrounding residents.

CSC MonAvenir French Catholic School Board – Festival Drive – Site Plan has been approved (with conditions) for the one-storey school on the vacant lands adjacent to O’Connor Park. Applicant will resubmit their plan to address the outstanding conditions and, once complete, final approval will be issued. Building permit can then be applied for and issued and construction on the building can begin, expected later this year.
